About College Hill

College Hill is the historic residential neighborhood beside Maryville College. Part of it is listed on the National Register of Historic Places as the Indiana Avenue Historic District, roughly bounded by Goddard Street, Court Street, Indiana Avenue and Cates Street and covering about 33 acres. Most of its houses were built between about 1880 and 1940, in Late Victorian, Colonial Revival and Craftsman bungalow styles.

Those houses have lasted well above ground. Below ground, many still drain through sewer laterals laid when the house was built, under yards shaded by trees that have had a century to grow.

Drain problems common on College Hill

Clay tile and cast-iron laterals

Original clay tile pipe comes in short sections with many joints, and every joint is a place for roots to get in or for the pipe to shift. Old cast iron corrodes and scales from the inside until its opening is a fraction of its original size. Both catch grease and paper much faster than modern PVC.

Roots from mature trees

Big oaks and maples are part of College Hill's character, and their roots seek the moisture inside sewer joints. The usual sign is a main line that backs up every few months, often worse in summer. Cutting the roots with a cable machine clears the line; a camera inspection shows whether the joints need sealing or a section needs replacing.

No exterior cleanout

Many homes this old were built before outdoor cleanouts were standard, so a provider may have to pull a toilet to reach the main line. If that happens more than once, ask about adding a cleanout near the foundation. It makes every future call faster.

Old pipe meeting new

Kitchens and baths in historic homes are often remodeled with new PVC that ties into the original cast iron or clay. The joint between old and new is a common clog and leak point, and worth pointing out to the provider.

Repairs in a historic district

Most drain cleaning happens inside the pipe and changes nothing you can see. If a repair would mean digging up a front yard or changing the outside of the house, ask the City of Maryville whether historic-district review applies before work begins. Trenchless lining can sometimes avoid digging altogether.

College Hill drain cleaning questions

Can hydro jetting damage old clay or cast-iron pipe?

It can if the pipe is cracked or badly corroded, which is why providers should camera-inspect older College Hill lines first and set the pressure to suit the pipe.

Why does my sewer line back up every summer?

Usually tree roots. They grow fastest in warm, wet months and enter through pipe joints. Regular root cutting keeps the line open, and a camera inspection shows whether a repair would stop it for good.

Should I have the sewer line inspected before buying a home on College Hill?

Yes. A standard home inspection rarely covers the sewer lateral, and on a house this old a camera inspection before closing can reveal roots, cracks or bellies worth negotiating over.
